Inside 3308 Rosedale Ave: A University Park Home With a Basement

by Italia Dyer

I recently posted a reel about one of our listings at 3308 Rosedale Ave in University Park, and the response was immediate. People were calling before they had even finished watching.

In short

  • Basements are rare in the Park Cities. Only three homes with basements are actively listed in University Park right now, which makes this one stand out on that fact alone.
  • The exterior and the interior tell two different stories. The Spanish-style facade gives way to something warm and open the moment you step inside.
  • The kitchen is the center of this home. A marble island and a 48-inch gas range anchor a space that gets talked about by everyone who walks through.
  • The price has moved. The home came to market at $4,200,000 and is now offered at $3,995,000, so the number has already adjusted once.
  • Snider Plaza is walkable from here. University Park is one of the few places in DFW where you can walk to a three-block shopping center that has been there since 1927.

What made the phone ring

The reel opened with a simple phone call. Someone had seen the home and could not stop thinking about it. That is not a common reaction. Most buyers scroll past dozens of listings without feeling much at all. This one was different.

“I’ve never seen a home like it. Spanish modern on the outside, but the minute those glass doors opened, it was completely warm and inviting. Not cold like some modern homes.”

That gap between expectation and experience is hard to create. A lot of Spanish-style homes in Dallas lean too far into the aesthetic and end up feeling stiff. This one does not. The glass doors open into something that actually feels like a place people live.

The floor plan, level by level

The home sits at 5,260 square feet and spreads across three levels. That gives each part of the house its own purpose.

The main floor carries the kitchen, the living areas, and what you see first when those glass doors open. The kitchen has a marble island and a 48-inch gas range. White oak runs through the space alongside the marble, which is what gives it warmth instead of that cold, showroom feeling.

The second floor holds a game room with a wet bar. That kind of room tends to show well on paper but matter even more in daily life, because it gives the main living areas room to breathe.

“I didn’t even know houses here had basements like that.”

The basement is where this property separates itself from most of what is on the market in University Park. It has a media room, a steam sauna, and an exercise room. Basements are genuinely unusual in North Texas. Right now, only three homes with basements are actively listed in University Park. That is not a talking point. It is just a fact about how these homes were built and how rarely this feature shows up.

Out back there is an outdoor kitchen with a built-in grill, which ties the interior flow to the exterior space.

What the price history tells you

This property sold in December 2024 for $2,300,000. The current ask is $3,995,000, which reflects the scope of the renovation work completed since that sale. The home was fully renovated, with all new systems and appliances, before it came back to market.

The listing came in at $4,200,000 originally. It has since been adjusted to $3,995,000, a reduction of $205,000. That is a meaningful move, and it tells you the seller and their team are paying attention to where the market is responding.

The home has 4 bedrooms and 4 full baths plus one half bath, per the MLS. Highland Park ISD serves the address. I confirm school zoning directly with the district before putting it in writing, so if that detail matters to you, I’ll verify it for your specific situation.

The neighborhood piece most people miss

University Park is an incorporated city inside Dallas. Most people do not realize that. It sits alongside Highland Park, and together they make up the Park Cities.

What that means on the ground is that Snider Plaza is nearby. Snider Plaza opened in 1927 and is a three-block shopping center that has stayed a local landmark ever since. The listing at 3308 Rosedale is close enough that you can walk there. That kind of walkability is uncommon in DFW, where most errands require a car.

If you want to understand the area before you visit the home, the University Park city website is a straightforward place to start.

What to do if this home is on your list

This is a property that reads differently in person than it does in photos. The basement alone is worth seeing in context, because it does not feel like a basement. It feels like a separate part of the house.

If you would like to schedule a private showing at 3308 Rosedale Ave, reach out this week and I’ll set it up.
